The last few weekends have been the busiest we have had for months and although it's been cold but sunny weather the market seems to be feeling like we are out of winter and on the edge of Spring at last! <br /><br />Numerous properties unsold over winter, have seen a pick up, a surge in interest or gone sale agreed, whilst many new instructions have been sold subject to contract in a matter of days after hitting the market.<br /> <br />Several potential buyers that have been offering less than the asking price have ended up disappointed and lost out to higher bidders.<br /> <br />Consequently we now have only a relatively small amount of property left available and as well as there being a seasonal pick up in activity, the lack of supply of property coming on to the market is currently working to the advantage of some sellers.<br /> <br />We are now very keen to list more property on to our books to meet the spike in demand from buyers that happens over the Spring Bank holidays.

Wet weekends won't be so bad if you have just settled in to a comfy new home!
There's nothing like the experience of moving in to a newly built home with everything totally up to date, unused and modern. No worries about an onward chain, no fears of a bad survey. Buy early from the developer and you can often even get your own choice of fixtures and fittings.
On the whole, newly built homes in our area are few and far between but here's a selection to whet your appetite.

What a week of great half term holiday weather for house hunting we're having.
We love every single new property coming on to our books for one reason or another! Call us property tarts, but no house is the same and neither are our customers and that is exactly why we make such an effort to differentiate each property with a personalised description and try and give you a feel for what makes it so special.

2012 sales figures were up again for the 5th successive year at our Porthmadog branch and we generated a leap in sales levels at Barmouth too! We have already been putting together our first sales of 2013 are now getting all geared up for Spring.
Most of our sales successfully exchanged in time for Christmas and early January completions have left us with plenty of capacity to take on new instructions in February.

Things have been busy right up until the last few days but the inevitable lull in activity is now finally noticable and with our own financial year ending this month we should soon see how 2012 has compared. Whilst there is no doubt that prices have come down and lots of sellers have had difficulty finding buyers it does seem to have been a fairly busy year and we are all hoping our sales figures total up well by comparision.
Don't forget we are not open this Friday 30th November or Saturday 1st December due to staff development and our Christmas dinner.

As hoped for, it's been a busy October for us. The half term holidays have been fruitfull and a good level of sales means 25% of the property we have on our books is now firmly sale agreed.
We're also glad to have seen an increase in transactions over the last 6 months. Some buyers and sellers who have put things off for a year or two have been making their move. It doesn't suit some people to wait any longer and there is a wider perception that this economic situation is how things will be for a few more years yet. Surprisingly good looking deals with onward purchases all over England and Wales have also provided financial temptation and justification for moving.

The winter may be on its way but we have had some beautiful weekend weather this month! The autumn colours are starting to peak and it's time to enjoy every minute of the afternoon and evening daylight before the clocks go back.
This year the autumn half term school holidays are spread over 2 weeks from this Saturday 20th October right through to Sunday 4th November so the selling season is not over yet!

It's great to have some good news about local house sales! September and October are our favourite months for sales anyway but whilst prices haven't been strong, the action started earlier than expected this year with things picking up before the summer holidays had even ended.

Well there’s no doubt this is another tough year for house sellers so we’d like to do something to keep everyone’s spirits up!

Just like the weather, our descriptions haven't dried up either but even though there're no predictions for a heatwave over the bank Holiday weekend, booking your viewings in advance will avoid frustration and give sellers a chance to arrange to be at home for you.

For sellers who want to move by Christmas the next couple of months will be make or break - call us now for suggestions on how to meet the deadline.
For buyers there's going to be an exciting flurry of new properties coming on to the market after the school holidays but the best homes are always snapped up first and the good choice and steady supply starts to dry up as Winter approaches!
We're glad to see that over last 2 months both our offices have been attracting a much larger share of property sales instructions than usual. We put a lot of this down to the significant number of vendors who have been unsuccesfully trying to sell through other agents that are swapping to us. Staggeringly, up to a third of our recent sales have been made on properties that our competitors have previously been unable to sell!

Even with extra staffing we've had a busy start to 2012. The phones have been ringing and we're very pleased there seems to be a lot more activity than this time last year.
Several recent new instructions have been getting viewers within days, leading to multiple offers and sale agreeds within weeks.
We have hundreds of buyers out there waiting - It's a delicate balance but with our advice on presentation, imaginative marketing, great promotion, lots of enthusiasm and just the right asking price we have been attracting buyers like moths around a light bulb!

Hurray for some upbeat news! The fantastic recent weather has been great news for our local housing market. Not only have we been getting a good flurry of new properties coming on to our books but the sunshine has also brought out house hunters a bit early! At long last some upbeat news to report to sellers - We've been seeing some properties that didn't sell at all in 2011, already going sale agreed in 2012. Properties that have previously been on the market un-sold by other agents have also come on to our books and attracted offers and even gone sale agreed already this year! Sadly for some buyers, they have also been out bid on purchases they really wanted by offering too low to start with, so for a change things aren't looking as bleak as they were for some home sellers.
It feels like the Winter is over at last. The comparative lack of snow has meant our local market seems to have been more active than the previous two very cold January and February periods. The weather has also meant more properties coming on to our books than expected and this has also given buyers some early opportunities before the busy Easter period.
We've included a general property selection for you to look at but if you can't see appropriate property on the list please update your preferences and add the price range you are interested in.

Winter really feels like it's arrived and North Wales mountain peaks have been dusted with snow but the last few weeks have been busy for us, especially given the recent weather and economic doom and gloom broadcast on the TV, radio and in the newspapers. I have given up listening to Radio 4 news! On the contrary to running scared though, there is a distinct feeling of reassurance among homebuyers that property is a relatively safe haven for their cash and that they get much more tangiable benefits than saving money elsewhere.

It's a question we're asked time and time again and without a doubt Easter is always when the market along the West Wales Coast never fails to kick off! Some of our vendors are incredulous that we are already phoning them up to confirm easter viewing appointments. At last it feels like Spring is coming, evenings are brightening up and buyers from all over Wales and England seem to have come out of hibernation to start viewing this week!
